Crawl spaces under Dearborn's older homes

Updated October 19, 2026 · referral service, not a contractor

Dearborn crawl spaces are mostly under enclosed porches, rear additions and the kitchen bump-outs added to 1920s–40s bungalows. They're shallow, often unvented, and sit on the same Kibbie and Blount clay as the basement. Damp joists, a musty front room and sagging insulation are the usual complaints. Fixes run from a vapor barrier to full encapsulation with a drain to the sump.

Example: a worker in a tight crawl space under a house, the kind of space Dearborn crawl space waterproofing seals and dries out

Standing water or just damp?

Standing water after rain means the crawl floor is the low point or it's taking the sewer backup the basement is taking. Damp soil and condensation on joists mean vapor from clay that stays wet most of the year. The first needs drainage; the second needs a barrier and often a dehumidifier.

Fixes

  1. Disconnect and extend downspouts near the addition; fix grade.
  2. Heavy polyethylene vapor barrier over the soil, sealed at seams and walls.
  3. Perimeter drain in the crawl tied to the basement sump (if there is one; see the sump page).
  4. Encapsulation: reinforced liner, sealed vents, foam board, dehumidifier.

The porch foundation

Enclosed porches on Dearborn bungalows often sit on a shallow brick or rubble wall that leaks at the joint with the main foundation. Have the contractor look at that joint from the basement side; a crawl fix that ignores it sends water into the basement.
